THE TRACT:   152.64 Assessed Acres consists of 91 Acres (+/-) Irrigated under the Pivots & 60 Acres (+/-) Grass with 4-Wire Fence, no water well in the Pasture. The Cropland is currently in Alfalfa. The East ½ (+/-) is 3-years old & West ½ (+/-) is 9-years old. This property is Sappa Creek Valley bottom land with desirable productive Soils. Gravel Roads provide good access with Road 705 along the South side & Road 430 on the East side.  

IRRIGATION EQUIPMENT:  2) T-L Pivots, 5-Tower & 6-Tower with End Guns & 14.9-24 Tires. Cummins 6BT (6-cyl. w/turbo) Diesel Engine. An Amarillo Gearhead with a Western Land Roller Pump set to 750-gpm with 8-in Underground Pipe to the Pivots. TERMS:  The purchaser shall make a 20% earnest deposit the day of the auction. The balance due at Closing on April 23, 2020. Buyer shall receive Possession upon Closing. 2019 and prior years occupation & real estate taxes paid by Seller. The cost of Title Insurance / Escrow Fee shall be divided equally among the Buyer and Seller. All of the property sells in “as is” condition, no warranties.
